Our Criteria

Please review our Resident Qualifying Criteria in its entirety prior to applying.

We are delighted that you are interested in leasing an apartment home at our apartment community.

In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us. Please review this information before filling out an application and paying the non-refundable application fee and non-refundable administration fee. Application deposits will be non-refundable if applicant(s) fails to move in or withdraws their application.

  1. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants of the age of 18 years or older.
  2. The rental application will be reviewed when submitted to ensure we have all information needed to determine your eligibility.
  3. Each applicant must provide government photo identification for identification verification purposes.
  4. Employment and monthly income must be verifiable. Total monthly income of all applicants must be at least 3x times the monthly rent. Otherwise, a guarantor is necessary.
  5. Applicants who are first-time renters or who do not have sufficient income under paragraph above, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross income of at least 5x times the monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, even if there are roommates.
  6. There are a maximum number of occupants for related (Familial) and unrelated adult status in each floor plan that cannot be exceeded at any time during the lease holder (s) residency.

UNIT TYPE/SIZE

    • One Bedroom (2), Two Bedroom (4), Three Bedroom (6), and Four Bedroom (8)
    • Any child under the age of 24 months old will not be included in the count for the number of people in the apartment. If the child reaches the age of 2 during the lease term, the child will not be counted until the lease term ends and residency is renewed.
  1. Applicant(s) may be denied occupancy and all application deposits will be retained and not eligible for refund for the following reasons: 
    • Falsification of application by any applicant.
    • Incomplete application by any applicant.
    • Failure to provide required documentation/information for application processing.
    • Insufficient income (total of all applicants) Proof of stable and verifiable current employment must be provided.
    • Criminal conviction, even if serving deferred adjudication or case pending, including but not limited to history of crimes against persons or property, drugs, assaults, weapon or sex crimes, committed by an applicant or by other occupants (including children) who plan to live in unit.
    • Poor credit history of any applicant (credit reports are obtained; previous bankruptcy requires an additional security deposit or approval fee up to one month’s rent or more and must be discharged).
    • Poor rental profile of any applicant (rental history reports are obtained) including a history of: Non-payment or frequent late payments, Eviction history, Drug use, Poor housekeeping, Foreclosure, or Destructive behavior by applicant, occupant, or guests.
  1. Renter’s insurance is required for all lease holders. Minimum liability coverage of $100k per occurrence is required. Management must be listed as an interested party. We serve the right to force place coverage in the event a resident’s policy is cancelled for any reason during their residency.
  2. Animals (pets): Acceptable animals include domestic cats, dogs (specific breeds are not permitted – see below), turtles, non-poisonous frogs, domestic hamsters, hermit crabs, gerbils, and small domesticated birds and domestic fish. The following breeds of dogs (or any mix of the following breeds) are not permitted: Pit bull (this includes American Staffordshire Terriers and Staffordshire Bull Terrier), Rottweiler.  All other animals are prohibited, including snakes, spiders, ferrets, and iguanas. When approved animal is permitted on a property, additional pet rent, pet fee and pet deposit are required. Maximum of (2) pets per apartment home. Additional requirements may be imposed. This policy does not apply to disabled persons who require the use of an assistance animal, which will be reviewed on an individual basis.

The employees of Prestige Multifamily Group  have a legal obligation to treat each individual in a consistent manner. In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify residents of our communities. Please note that this is our current rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by the Apartments that all residents and occupants currently residing at the Apartments have met these requirements.
